We are seeking a Project Accountant to join our team. This position will support the financial aspects of real estate development projects and is ideal for candidates who have 5 years of experience in accounting, finance, or real estate development.
*RESPONSIBILITIES:*
* Assist with the creation and maintenance of project budgets and financial models for real estate development projects.
* Prepare financial reports and forecasts to keep project stakeholders informed of project performance.
* Coordinate with the development team to ensure all financial aspects of the project are in compliance with regulations and contractual agreements.
* Review and process invoices, purchase orders, and contracts related to the project.
* Assist with maintaining accurate financial records and documentation for audits and reporting purposes.
* Conduct financial analysis to identify potential risks and opportunities and recommend solutions to mitigate risks and optimize project performance.
* Collaborate with other departments, such as legal and tax, to ensure compliance with relevant laws and regulations.
* Communicate financial information and analysis to project stakeholders, including senior management, investors, and external partners.
* Provide support to the development team on financial matters related to the project.
* Monitor cash flow and assist with managing project funds to ensure timely payment of expenses and contractors.
* Prepare construction drawings in accordance with project budgets and lender requirements.
* Track project costs against budgets and report on any variances.
* Review and approve contractor pay applications and change orders.
* Maintain accurate and up-to-date project accounting records.
*QUALIFICATIONS:*
* Bachelor's degree in Accounting, Finance, or related field.
* 5 years of experience in accounting, finance, or real estate development.
* Familiarity with real estate development processes, including project management, entitlements, construction, and leasing.
* Experience in Quickbooks or Yardi is an asset.
* Experience with preparing construction draws and tracking project costs.
* Proficiency in Microsoft Excel and other financial software applications.
* Strong analytical, problem-solving, and communication skills.
* Ability to work independently and as part of a team in a fast-paced environment.
* Attention to detail and accuracy in financial reporting and analysis.
