*Job Summary:*
The Property Manager is responsible for the oversight of a portfolio of properties throughout Fort Erie, Niagara Peninsula, and Hamilton. This role ensures tenant satisfaction, safety, and compliance with all regulations while safeguarding property assets. Key responsibilities include managing budgets, rent collection, tenant issues, and collaborating with contractors. Strong communication skills are essential to confidently present reports to the Board of Directors and engage effectively with tenants.
*Key Responsibilities*
* Respond promptly to tenant and applicant inquiries to ensure exceptional service.
* Facilitate tenant move-in and move-out processes, including inspections and chargeback assignments.
* Address tenant complaints and process internal transfers in accordance with bylaws.
* Oversee rent collection, manage arrears, and handle eviction processes in line with bylaws.
* Supervise daily property maintenance, ensuring adherence to legislation and safety codes.
* Schedule and coordinate contractors, maintaining compliance with Occupational Health and Safety standards.
* Act as Purchasing Agent, managing purchase orders and supplier relationships efficiently.
* Maintain precise records for corporate files, tenant information, parking, and on-call logs.
* Enforce compliance with the Housing Services Act (HSA) and internal policies.
* Prepare and confidently present reports, updates, and recommendations to the Board of Directors.
* Assist with developing capital plans and collaborate on budget preparation with the accountant and Board.
* Support community initiatives that enhance resident morale and promote safety.
* Travel as needed to Fort Erie, Crystal Beach, St. Catharines, Niagara Falls, and surrounding areas.
*Education and Experience*
* Diploma in Social Services, Property Management, or a related field.
* Certificate or training in Rent-Geared-to-Income
* Minimum of 2 years in non-profit housing or property management; experience working with seniors is a plus.
* Familiarity with relevant legislation: Housing Services Act, Residential Tenancies Act, Ontario Fire Code, Accessibility for Ontarians with Disabilities Act, and Occupational Health and Safety Act.
* Prior experience presenting to Boards of Directors
*Skills and Competencies*
* Strong verbal and written communication skills, with the ability to effectively engage tenants and confidently present reports to the Board of Directors.
* Exceptional organizational skills, capable of managing multiple priorities in a fast-paced environment.
* Outstanding interpersonal skills to navigate challenging situations and build positive community relationships.
* Demonstrated aptitude for financial management and budget planning.
* Self-driven and able to work both independently and collaboratively within a team.
* Proficient in Microsoft Office (Word, Excel) and skilled in data entry.
* Familiarity with property management software (e.g., NewViews) is advantageous.
* Bilingual proficiency in English and French is a valuable asset.
*Special Requirements*
* Valid Class G driver?s license and reliable access to a vehicle.
* Ability to commute between properties and work locations during standard business hours (9:00 AM ? 5:00 PM).
Job Types: Full-time, Permanent
Pay: $19.00-$21.00 per hour
